...and add some suits around the top would be the way to go, I think. I don't know that it can structurally hold suites. Box seats maybe. There are multiple ways to add suites within the structure. Also, you could take out 2-3 rows of seats and create a media table about 20ish rows up. I see your point about live coverage TV/ radio guys needing to be near the action, though.

I'd also like to see a restaurant type of area (think Xavier) on one end. It could be built from the outside.

It's dead space in a poorly designed building. With a competitive team, I feel interest in suite rentals is greater than what you may think. (notice my preface) Competitive team always helps but it doesn't matter as much as demographics. Suites aren't full of big fans or even casual fans looking for a good game as much as the walk in crowd is. Suites are about the food and drink and somebody who wants to rub elbows with others there.
These are essentially season tickets with benefits that are used as perks for EEs and for advertising and events to promote customer good will. Show a good time. Since BSU has limited statewide fan interest to start with and isn't in Indy area, I doubt it is ever going to happen.
How do we do on the football suites? Some weekends none are available...when we are having a good season with a competitive team.

They are almost by definition profitable. The variable cost of service is covered by the contract terms, or in the case of internal use from Foundation funds. There is essentially little or no cost for an empty suite in this case.
How profitable depends on how much you value good will generated by having the President's suite available for promotions and special events, and how hard a bargain you drive with those others, in some cases a donor or corporate sponsor. I doubt we are really trying to maximize revenue.
What was the cost of adding suites is in this case irrelevant in effect. When we built the suites it was covered by a donor, something in practice between the donor and the Department, and in any case we don't have investment cost to cover with future revenue over time.
So it's not like most capital budgeting decisions where you only invest if you expect costs to be covered by present value of revenue generated. Or some other similar test. There was no cash budget needed for cover of financing.

Dark ceiling and vertical upper wall facade, better lighting, all red seats, and removal of all tarps would be huge. And creating the suites/food/RR areas in the nosebleed areas on both sidelines would be great. You’d be left with a symmetrical bowl around the arena (7-8K) with a very nice refresh and upgrade. Elevator adds on the sides should be considered (and may be required given this configuration change, via ADA).

ADA is the elephant in the room. Any major changes to the arena will require extensive ADA accommodation, as it doesn't meet current guidelines. That's why nothing has been done yet, it doubles or triples the price of any renovation.
Dropping capacity under 10K would be a tough sell. I know we may never sell that many tickets, but there's a perception that under 10K would be going back to a "small time arena".

Converting the tarped sections and the angled sections on either sides of the tarp will remove approximately 1,660 seats (total - both sides of arena). Putting in suites into that space would add back 300 to 500 seats (ballpark, maybe more), so capacity could remain around 10,200 to 10,400 (still bigger than the Hulman Center, Hinkle Fieldhouse and the Joyce Center, slightly smaller than the Ford Center). The suites can have an roomed seating area, with an semi-private grandstand area in front of the suites Elevators to the suite level and ramps to the grandstand seating allow for ADA compliance.

The concerts just aren't easy to get, can't promise gate. Ft Wayne is better for some concerts, bigger population. Our demographic sucks for big ticket or big crowd draw.

From what I've heard, concerts have caused damage in the past, to the degree that Sports Facilities doesn't want them. The acoustics are also terrible. And promoters want guaranteed gates, which we can't give. I was surprised they had Alice Cooper in Emens.
